Lance W. Doré is the President and CEO of The Doré Group in San Diego, California, and a Founding Partner and President of International Realty Valuation, Inc. In these roles, he directs a multitude of assignments involving both conventional and complex properties, serves as litigation support, provides expert advisory services, and manages the operations of both firms. Lance’s work experience spans a wide variety of property types with special expertise in the valuation of energy facilities, conservation land, open space corridors and ranches. He regularly serves as an expert advisor conducting appraisal reviews, forensic studies and marketability and feasibility analyses. Lance is a qualified and experienced counselor for all real estate related issues. His geographical expertise is focused in the western U.S., with additional experience throughout the U.S., as well as Tokyo, Central America, Mexico, Cyprus and Moscow. As a result of his designation as a National Instructor for the Appraisal Institute and an Adjunct Professor for the Finance Academy of the Russian Federation, Lance has had numerous unique opportunities to provide professional and educational services throughout the world. He has created seminars and courses for both public and private entities, including the governments of Cyprus and Russia. Lance holds current membership in the Appraisal Institute and the International Right-of-Way Association, and is a Registered Valuer and Fellow of the Royal Institute of Charter Surveyors and licensed broker with the California Association of Realtors. Throughout his career, he has served on the Appraisal Institute’s International Relations and Ethics & Standards Committees and served as President of the San Diego Chapter. He has shared his professional knowledge through various articles in professional journals, as well as a book on the principles of real estate. A former Managing Director for Integra Realty Resources De Mexico from 2003 to 2013, Oscar is Managing Director of International Realty Valuation De México, Inc. and a Founding Partner and Vice President of International Realty Valuation, Inc. He is actively engaged in real estate valuation and counseling, and is responsible for all operations in México, Latin-America and international projects having performed valuations in Mexico, Costa Rica, Belize and Russia – averaging over 200 improved properties (more than 12 million square feet) per year. Oscar’s background includes five years in architectural design, construction and supervision in Mexico and 25 years in international business. Recent specialized experience is concentrated in major industrial portfolios (200+ properties in multiple locations) and urban and suburban developments in Mexico. He has performed valuations of various properties including, but not limited to, single and multi-tenant industrial buildings, community and regional shopping centers, low to high-rise office buildings, hotels and resorts, embassy housing compounds, mixed-used facilities, self-storage facilities and vacant land zoned for a variety of uses. Clients served include lenders, investment firms, developers, and private and public agencies, including the U.S. Department of State, and valuations have been performed for portfolio valuation, estate purposes, financing, equity participation and due diligence support. Hiroyuki Isobe is the chairman and founder of Japan Valuers Co., Ltd. in Tokyo, Japan, and a Founding Partner of International Realty Valuation, Inc. He has been actively engaged in real estate valuation since 1978, as a certified real estate appraiser in Japan. Since establishing his appraisal firm in 1983, Mr. Isobe has served as a consultant on numerous city planning projects, feasibility studies, and market researches on behalf of the public sector and developers in Japan during 1980s, as well as advisory services for U.S. real estate investment by Japanese investors and standard appraisal services. He has overseas valuation and advisory experience in the U.S., specifically New York, Massachusetts, Connecticut, Illinois, North Carolina, California, and Hawaii, as well as Saipan. Valuation and advisory services have also been provided to the Embassies of the U.S., Peru, and Australia in Tokyo. Recently, Japan Valuers Co., Ltd. has also performed the valuation and advisory in Myanmar, Malaysia, New Zealand, Guam, and Hawaii. Since the mid-1990s, Mr. Isobe has been working for various U.S./European-based institutional investors for the purpose of due diligence at the time of acquiring non-performing loans and distressed properties. He is one of the few Japanese appraisers who seriously applies the discounted cash flow analysis into the real estate valuation. After the real estate securitization scheme came into effect in early 2000s, Mr. Isobe has been involved in numerous appraisals of domestic and global J-REITs and private funds. He had also been a Special Lecturer with the Department of Architecture in the School of Engineering at Nihon University for 27 years and had been a part-time lecturer at the graduate school at Waseda University and Nihon University for 10 years. He has authored/co-authored/co-translated 12 real estate books, as well as numerous articles for real estate and architectural magazines. Joseph has broad experience in the field of asset (tangible and intangible) valuations
and advisory, and has done numerous assignments in Hong Kong, mainland China,
Japan, and various countries in the Asian region, Europe, the United Kingdom,
Canada, the United States of America and South America for various purposes since
1988.
From 1990 onwards, Joseph has actively participated in promoting the Hong Kong
valuation system and practices to China and maintained good relationships with the
relevant China appraisal bodies. He worked on the valuation of some of the first
batch of China State-owned enterprises to list in the Hong Kong Stock Exchanges
Limited (H Share) such as Tsingtao Brewery Company Limited, Guangzhou
Shipyard International Company Limited and Luoyang Glass Company Limited.
Joseph is a Fellow of the HKIS, Fellow of the Royal Institution of Chartered
Surveyors, Registered Business Valuer registered with the HKBVF and a Registered
